Do I need planning permission for a house extension in the UK?

Many house extensions fall under Permitted Development rights and do not require planning permission. The notice must be served at least two months before work begins for building on the boundary, or one month for other works. If your neighbour dissents, you will need to appoint a party wall surveyor.

How much does scaffolding cost in the UK?

Scaffolding hire in the UK typically costs between £500 and £2,500 for a standard domestic project. A basic scaffold for a two-storey semi-detached house costs around £800-£1,200 for the first week, with weekly hire charges of £50-£100 thereafter. Prices vary by region, height, access requirements, and whether you need special configurations like chimney scaffolds or roof access towers. Always get at least three quotes and ensure the contractor is NASC-accredited.

What building regulations apply to UK home improvements?

Building regulations in England and Wales (Part A through Part S) cover structural safety, fire safety, moisture resistance, ventilation, energy efficiency, electrical safety, and accessibility. Most structural work, electrical work in kitchens and bathrooms, plumbing changes, and energy upgrades require building regulations approval. How are business rates calculated for commercial property?

Business rates are calculated by multiplying the rateable value of your property by the applicable multiplier. For 2025/26, the standard multiplier is approximately 51.2p and the small business multiplier is approximately 49.9p. The rateable value is set by the Valuation Office Agency based on the estimated open market rental value. Small businesses with a rateable value below £12,000 may qualify for 100% relief. Transitional relief may limit annual increases.

Do I need listed building consent for work on a listed property?

Yes, you need listed building consent for any work that affects the character of a listed building, whether internal or external. This includes structural changes, installing new windows, altering original features, re-pointing brickwork, and even redecorating in some cases. Listed building consent is separate from planning permission -- you may need both. Work without consent is a criminal offence carrying unlimited fines. Grade I, II*, and II buildings all require consent, though the level of scrutiny varies.
