EPC Rating Estimator

Estimate your property's Energy Performance Certificate rating from A to G. Get tailored improvement recommendations with costs and payback periods.

An Energy Performance Certificate rates your property from A (most efficient) to G (least efficient) and is legally required whenever you sell, rent, or build a property in England and Wales. The rating directly affects your property's value, your energy bills, and — for landlords — whether you can legally let the property at all.

Since April 2020, rental properties must achieve at least an EPC rating of E, and the government has consulted on raising this to C by 2028. Failing to comply can result in fines of up to £5,000 per property. Even if you are not a landlord, a better EPC rating means lower bills and a more attractive property for future buyers.

The Department for Levelling Up, Housing and Communities published over 2 million EPC assessments in England and Wales during 2024, with the average rating sitting at band D (GOV.UK EPC Statistics). This tool helps you estimate where your property falls and what improvements would make the biggest difference.

How this estimator works

  1. Enter your property type, age, wall construction, heating system, and insulation levels.
  2. The tool estimates your current EPC band based on standard assessment methodology.
  3. Review improvement recommendations with estimated costs, new ratings, and payback periods for each measure.

Frequently asked questions

What is an EPC rating?
An Energy Performance Certificate (EPC) rates a property's energy efficiency from A (most efficient) to G (least efficient). EPCs are legally required when selling, renting or building a property in England, Wales and Northern Ireland. The certificate is valid for 10 years.
How is an EPC score calculated?
EPC scores are calculated using the Standard Assessment Procedure (SAP) which considers the property's construction, heating system, insulation, ventilation, lighting and renewable energy sources. The score ranges from 1 to 100, with higher numbers being more efficient.
What EPC rating do I need to rent out a property?
Since April 2020, all rental properties in England and Wales must have a minimum EPC rating of E. The government has proposed raising this to C for new tenancies from 2025 and all tenancies from 2028, though timelines may shift. Landlords who fail to comply face fines up to £5,000.
How much does a real EPC assessment cost?
A qualified Domestic Energy Assessor typically charges between £60 and £120 for an EPC assessment. Prices vary by property size and location. The assessment takes 45 to 90 minutes and includes an inspection of the property's heating, insulation, windows and construction.
What improvements give the biggest EPC uplift?
The most cost-effective improvements are typically loft insulation (can add 5-10 points), cavity wall insulation (5-10 points), upgrading the boiler to a modern condensing model (5-10 points), and installing a smart thermostat. Solar panels can add 10+ points but at higher cost.
Can I sell a property with a low EPC rating?
Yes, you can sell a property with any EPC rating, but you must have a valid EPC available to prospective buyers. A low rating may reduce the property's appeal and value. Estate agents must display the EPC rating in property listings.
Does a new boiler improve my EPC rating?
Yes, replacing an old boiler with a modern A-rated condensing boiler can improve your EPC score by 5 to 15 points depending on the age and efficiency of the old boiler. Adding heating controls such as a programmer, room thermostat and TRVs adds further points.
Are heat pumps worth it for EPC ratings?
Heat pumps significantly improve EPC ratings because they are rated at 250-400% efficiency compared to 90% for gas boilers. An air source heat pump can improve your score by 10-20 points. The Boiler Upgrade Scheme offers a £7,500 grant towards installation costs.
Do solar panels improve my EPC rating?
Yes, a typical 4kW solar PV installation can improve your EPC score by 5-15 points depending on the property. The impact is greater on smaller properties. Solar panels also reduce energy bills and generate income through the Smart Export Guarantee.
How accurate is this EPC estimator?
This tool provides an indicative estimate based on key property characteristics. Actual EPC ratings are determined by a qualified assessor using the full SAP methodology which considers many more factors. Use this as a guide and commission a real EPC for official purposes.
